You know that you love the place but, do you know if the home is safe? Do you know if the foundation is doing its job properly? Do you know if the roof is about to fail? Are you buying a money pit?
Thats where I come in. I’m here to tell you all about your home. The good, the bad, & the ugly. I work for you, NOT your realtor.
I will break everything down in a report that is easily understood and yours to keep.
As a Seller:

I’m buying new construction Do I need a Home Inspection?
The best answer I can give to anyone buying or selling a home is: Every house. Every time. Without fail.
Builders make mistakes too! Trust me, I’ve seen it.
Generally, with new construction, you have a year to report any deficiencies to the builder for them to fix.
It’s a good idea to book a home inspection before you move in. It’s a great idea to book an inspection before the warranty period ends & get stuck with the bill.
How much does a Home Inspection Cost?
Every Home Inspector is different.
We base our prices off of the square footage & the age of the home.

What is the difference between a Home Inspection & A Home Appraisal?
Relax, this is a more common question than you think. Especially for the first time home buyer / homeowner.
An Appraiser is more concerned with the value of the property & a Home Inspector is more concerned with the condition of the property.
Why should I trust the home inspector?
My favorite corny answer is: “I don’t have a horse in the race.”
Basically, everyone else involved makes money off of the closing of the deal between a buyer & a seller if there are real estate agents involved.

Energy Report, What is that?
Ever heard of an energy audit? It’s very similar.
Our energy report and energy audits look at all of the components of the home that can help to lower your monthly bills, such as:
Insulation (levels, type, etc.)
HVAC (efficiency rating)
Ductwork (current status, recommended improvements, etc.)
Lighting (bulb type, quality, recommended upgrades, etc.)
Toilets (type, recommended improvements, etc.)
Appliances (energy star?)
Weather stripping (present?, recommended improvements, etc.)
Use of Infrared camera & high quality images.
What is included in the Home Inspection report?
More than you probably want to know about your home.
We prioritize a list of items based on safety, expense, and importance.
We look at everything that has to do with the performance & safety of the home and it goes on the report for you to read about.
If there is something wrong with your home, we will bring it to your attention first!

How long does a Home Inspection take?
Typically, 2 & 1/2 to 3 hours depending on the size and age of the home.
We recommend attending the inspection but we understand if you can’t make it. The report will be emailed to you within 24 hours after the home inspection.

What are some things that you don’t inspect?
We take a look at a lot of things in your home but, there are some exclusions.
We do not offer swimming pool inspections, security systems, audio, video, sprinkler systems, greenhouses, etc.
We typically do not report on cosmetic items. (example: damaged carpet, dings in paint / drywall, etc.) We are here to see how the house functions with all the major components of the home. All of which helps you gain some peace of mind.
Those are the main ones but there are other exclusions which will be answered on site or listed on the home inspection report.
